Scope & Responsibilities

formf.ae is a reference resource on Form F — the Dubai Land Department’s standardised Memorandum of Understanding and the legally binding sale contract executed between buyer and seller once price and terms are agreed. The site explains what Form F binds each party to, how the deposit functions, what counts as breach, and the enforcement mechanisms that follow.
The site is operated by Cendale Documents Clearing Services FZCO under Trade Licence 78065 (Dubai Silicon Oasis). It is an independent informational resource. It is not a Dubai Land Department site, not a RERA site, and not affiliated with any UAE government authority.

What this site covers

Form F as a binding contract — what it records, the legal weight it carries, how the deposit secures performance, breach and default consequences for buyer and seller, conditions precedent, the treatment of mortgaged properties, signing under Power of Attorney, and the path from Form F to registered transfer.

What this site does not cover

The Buyer’s Offer instrument (Form B) that precedes Form F is covered on formb.ae. The listing-mandate instrument (Form A) is covered on formadubai.ae. The No Objection Certificate is covered on noobjectioncertificate.ae. Mortgage release procedure is covered on mortgagerelease.ae. Foreign-document attestation is covered on notarization.ae. Property Power of Attorney drafting is covered on poas.ae. End-to-end transfer execution is covered on conveyance.ae.

Information vs. legal advice

The content on formf.ae is general procedural and legal information. It does not constitute legal advice, financial advice, tax advice, or professional representation. Form F practice and DLD requirements are subject to change. Specific circumstances should be confirmed with the Dubai Land Department or a licensed legal advisor before acting.

Engagement

Cendale accepts professional liability only for work conducted under a written, countersigned engagement letter. Full property sale execution — including Form F drafting and review, mortgage and NOC coordination, and Trustee Office attendance — is delivered through conveyance.ae.
